What this can mean for your project

Near a nature site

Projects that could affect a Special Area of Conservation or Special Protection Area may need an appropriate assessment. This can apply even if you are outside the site.

Protected structure or conservation area

If your home is on the Record of Protected Structures, or in an architectural conservation area, many works that are normally exempt need permission. You can ask the council for a declaration under section 57.

Near a recorded monument

Applications close to a recorded monument can be referred to the National Monuments Service, which can add time and conditions.

Flood risk

The council may ask for a flood risk assessment in flood-prone areas. Check the official flood maps on floodinfo.ie.

Galway City Council policies to know

Protected structures have no normal exemptions

If your home is a protected structure, the usual planning exemptions do not apply, and this covers the inside, outside and grounds. Works like windows, doors or roofing may need permission. You can ask the council for a Section 57 declaration, which normally takes up to 12 weeks, and the council says no work should start without confirmation.

Architectural Conservation Areas in the city

Galway City has designated Architectural Conservation Areas, which protect the character of the exterior of buildings. The council's page lists eleven, citing the earlier plan, so check the current plan. Check with the planning department before changing the outside of a building in one.

Source: Count of eleven comes from the council page, which refers to the 2017-2023 plan; see Chapter 8 of the 2023-2029 plan
Flood risk checks for city developments

The city plan requires the findings of its Strategic Flood Risk Assessment to be considered for sites in areas of flood risk. A site-specific flood risk assessment can be required where appropriate. The plan also aims to protect undeveloped riverbank land and floodplains along the River Corrib. This comes from the draft plan, so check the adopted plan before relying on it.

Drainage systems expected in new development

The plan expects sustainable drainage (SuDS) to be used wherever practical, so rainwater is managed near where it falls. This can affect driveways, extensions and new builds. Green roofs and planting are promoted for holding surface water. This comes from the draft plan, so check the adopted plan before relying on it.

Galway City has been a Rent Pressure Zone

Galway City Central, East and West were designated Rent Pressure Zones in January 2017, which limits how much landlords can raise rent. This matters if you plan to rent out a home or extension. Rent rules have been changing nationally, so check the RTB before setting a rent. We could only confirm this from a summary, and national rent rules have changed since 2017, so please check the Residential Tenancies Board.
