Common questions
What do I get for €29?
You get a PDF report for one address. It covers zoning, protected structures and conservation areas, nature sites and recorded monuments, ground and radon, a link to the official flood maps, nearby planning decisions, a site map and a list of data sources.
How fast do I get the report?
It is built automatically and emailed to you within minutes of payment. There is nobody to wait for.
Does it replace a pre-planning meeting with the council?
No. The report is a guide built from public data. It helps you ask better questions, but it is not planning or legal advice. For a firm answer on your project, talk to your council planner or a qualified architect.
Why do you link to floodinfo.ie instead of showing a flood map?
The flood maps from the Office of Public Works are licensed for non-commercial use, so we cannot reproduce them. The report links to floodinfo.ie centred on your site instead, so you see the official map. Where a council publishes its own flood zones under an open licence, we can add them.
Is the radon figure a reading for my house?
No. Radon is predicted for 10 kilometre grid squares, so the figure tells you about the area, not your home. A radon test is the only way to know a single house.
Does the report cover every part of Ireland?
National sources, such as nature sites, recorded monuments, ground data and radon, cover the whole country. Some council layers, such as protected structures and flood zones, are added council by council. If a layer is missing for your area, the report says so clearly.
What do you do with my address?
We use it to build your report and send it to your email address. See our privacy page for the detail.
What if I am not happy with the report?
Read our refund policy. It explains what you can ask for and how to contact us.
