Planning fee questions

How much does a planning application cost in Ireland?

The council fee depends on what you are building. A house extension, attic or garage conversion costs €34. A new house costs €65. A shop, office or other building costs the greater of €80 or €3.60 for each square metre of floor space. You also pay for drawings and notices, which are separate.

Is the planning fee the same in every council?

Yes. Application fees are set nationally in Schedule 9 of the Planning and Development Regulations 2001, so a house extension costs €34 in Dublin, Cork, Galway and everywhere else. Councils do charge development contributions, but those are separate and are set by each council.

How much is the planning fee for a house extension?

A flat €34 for permission, whatever the size. This also covers an attic conversion, a garage conversion and other works to an existing house, as well as sheds and garden rooms for the use of the house.

How much is the fee for a retention application?

Retention fees are higher. For works to an existing house, you pay the greater of €102 or €2.50 for each square metre of floor space. For a house, it is the greater of €195 or €2.50 for each square metre.

When do I pay the planning application fee?

You pay when you lodge the application. An application without the correct fee is invalid, and the council will send it back.

Do I pay a fee for a pre-planning meeting?

Councils do not usually charge for a standard pre-planning consultation. Check with your council, because large developments can have their own pre-application fees.
